Tenant Fees & Charges

B Simmons has prepared this summary to advise you of your costs relating to a tenancy. Once you’ve decided to put forward an offer to let a property you are required to read and acknowledge the accompanying guide “Tenants Guide to Renting” and pay an administration charge.

Administration charge
After an offer is accepted by the Landlord which is subject to contract, acceptable references and cleared funds prior to tenancy commencement, a non-refundable administration charge, becomes payable. The administration charge will cover costs associated with all contract negotiations, amending and agreeing terms and include the processing of one applicants reference. Please note that these charges do not constitute a holding deposit and do not guarantee that a Landlord will grant a tenancy to you. Once the administration charge is received and is cleared funds, the property will be suspended from the market for an agreed period of time (subject to Landlord agreement) while references are processed and tenancy agreements are prepared. Providing the references are satisfactory and the Landlord is in agreement with the terms of the offer and confirms to grant a tenancy, further pre move-in preparations will progress. The administration charge is non-refundable should you decide not to proceed with the tenancy, fail any of the referencing or if you fail to move in on the intended start date. This extends to any misleading information contained on your application forms including your credit reference applications. If the Landlord declines your offer or decides not to proceed with a tenancy then a refund will be offered to you less any costs incurred such as credit reference applications and best endeavours made to find alternative properties if further applications can be supported.

Set up fee/Administration charge (tenants share) Referencing up to two tenants (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement £300 (inc VAT) for up to two tenants
Additional Tenant Fee
Processing the application, associated paperwork and referencing £96 (inc VAT) per tenant
Guarantor Fee
Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement £96 (inc VAT) per guarantor (if required)
Permitted Occupier Fee
Explaining to any permitted occupier their rights and responsibilities towards the named tenant(s) and landlord as well as the provision of documentary guidance and assistance during the tenancy £24 (inc VAT) per permitted occupier
Company Referencing £360
Tenancy Agreement (tenants share)
Preparation of the tenancy agreement £150 (inc VAT)

Accompanied Checking Fee
Preparing an Inventory and Schedule of Condition of the property, explaining how appliances function and taking meter readings for utilities and services. £ (varies depending on size of property)
Security Deposit: 6 weeks rental
Rent: You are required to pay one full month’s rent in advance plus the Security Deposit as above in cleared funds prior to moving in Pet Deposit
To cover the added risk of property damage. This will be protected with your security deposit in a Government authorised scheme and may be returned at the end of the tenancy Returnable additional Security Deposit of £ additional two weeks deposit

Amendment Fee
Contract negotiation, amending terms and updating your tenancy agreement during your tenancy £150 (inc VAT) Renewal Fee (tenants share)
Contract negotiation, amending and updating terms and arranging a further tenancy and agreement £150 (inc VAT)
Replacement of original documents, £30 (inc VAT)
Cancellation of prearranged visit
If you cancel a prearranged property visit less than 24 hours before it is due £60 (inc VAT)

Attending the property to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the security deposit(s) £150 (inc VAT)
Future Landlord Reference Fee
Collating information and preparing a reference for a future landlord or letting agent £150 (inc VAT) per reference request

Out of Hours Services

Where actions of the tenant results in the agent (or nominated contractor) attending the property, time to remedy the situation is charged at the prevailing rate £60 per hour (inc VAT) plus actual costs incurred
Unpaid Rent/Returned Payments: £30 (inc VAT) Interest on unpaid or late rent at 8% above Bank of England Base Rate from date due
Professional Cleaning (if required)
Only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy.
£60 (inc VAT) per hour which will be deducted from the Security Deposit
